The Indiana Homeowner Assistance Fund (IHAF) has closed its application portal to new applications. Applications can no longer be completed or submitted. Applications that were completed and submitted on or after 10/21/23 are being reviewed in the order in which they were received. Any future program awards are subject to the availability of funding. If you have already applied, you may check the status of your application. If you have already received notice of funding, your assistance will not be impacted.

IHAF Closing Process Explanation

On behalf of the Indiana Housing and Community Development Authority (IHCDA), administrator of the Indiana Homeowner Assistance Fund (IHAF), Statewide Document Services will contact homeowners to schedule a closing appointment once they have been approved to receive IHAF assistance. Statewide’s first and second contact attempts will be done by phone and text message. The following phone number is the primary number used for any contact with homeowners:

Statewide’s third contact attempt will be by phone, text, and email. All emails will come from an @indycloser.com email address. There is no fee or additional cost associated with the closing process. No Statewide Document Services employee will charge for their services.

Once a closing appointment is scheduled, homeowners should make sure they have valid identification (driver’s license, passport, military identification card, etc.) for the primary applicant and any other co-borrowers. All borrowers need to be available at the same time. Please confirm that any co-borrowers who reside in a different time zone are aware of when they need to be available.

Closings can be completed on a desktop computer, laptop, or mobile phone. All individuals who need to sign should make sure they have access to Google Chrome, Safari, a good data or wireless internet signal, and a forward-facing camera. If you are unable or uncomfortable completing your closing electronically, please let your Statewide agent know or call 877-GET-HOPE (877-438-4673) to make alternative arrangements.  Homeowners should expect the closing process to take between 5 and 20 minutes.

Household will be asked to review and sign three documents:

  1. IHAF Mortgage
  2. IHAF Promissory Note
  3. IHAF Closing Approval Form

A Statewide agent will explain the forms above, what they mean, what commitments are being made by signing each document, and answer any additional questions during the closing. A template of each document can be downloaded for review using the links above.

Please note that failing to schedule a closing appointment or failing to appear for a previously scheduled closing appointment could result in the homeowner’s approval being reversed.
